Short-term rental regulations can look very different from one Alabama community to the next. While many cities allow vacation rentals with local requirements, others have adopted significant restrictions or prohibited short-term rentals in certain residential areas.
To help Alabama property owners and managers stay informed, ALSTRA is maintaining this list of communities with known short-term rental bans or significant restrictions.
This is a living resource and will be updated as local regulations change.
Hoover
Hoover has adopted significant restrictions on short-term rentals, including a prohibition on them in single-family residential districts. In 2026, the City Council further amended its short-term rental ordinance by removing a prior provision allowing a property in a single-family residential district to operate as a short-term rental for up to one week per year.
The city defines short-term rentals as rentals of less than 30 days and maintains additional regulations and permitting requirements for STRs where they are permitted.

Vestavia Hills
Vestavia Hills prohibits short-term rentals in residential properties throughout the city.
Under Ordinance 3204, adopted in December 2023, a dwelling or portion of a dwelling may not be used as a short-term rental. Vestavia Hills defines a short-term rental as a rental period of 90 days or less. The ordinance also prohibits advertising a residential property for this type of rental.

Homewood
Homewood prohibits short-term rentals of single-family residences for periods of less than 90 consecutive days.
Importantly, this is not a complete citywide ban on short-term rentals. The restriction specifically applies to single-family residences, and short-term rental use may be permitted in certain multifamily properties or zoning districts.
Property owners should confirm the zoning and permitted use of their individual property with the City before operating a short-term rental.
